Real Estate Licenses and Permits
To buy, sell and develop real estate, and to conduct real estate-related activities, you need specific licenses and permits:
- House Agent License, taken from the Inland Revenue Authority of Singapore (IRAS) allows you to buy and sell properties. If you intend to run a real estate company, you are required to obtain this license.
- Housing Developer’s License, taken from Urban Redevelopment Authority (URA), is required if you intend to develop housing projects of more than 4 units of housing accommodation. This license should be obtained before you begin construction.
- The Food Shop License, taken from the National Environment Agency (NEA), is required if you wish to rent out food shops within your premises.
- Non-Residential TV Licence, from the Media Development Authority (MDA), is needed to install and operate any broadcasting apparatus capable of receiving broadcast signals in commercial premises.
- Swimming Pool Licence from the National Environment Agency (NEA) must be obtained to operate and maintain public swimming pools in condominiums, shopping centres, hotels, country clubs, and others.
Singapore offers an online licensing service, the Online Business Licensing Service at https://licences.business.gov.sg/.
